Mumbai: Several private builders have demanded that the state authorities should finalise the draft Coastal Zone Management Plan (CZMP) as several approvals are halted while referring the 1996 map for coastal zone regulation. The Builders Association of India, Mumbai feels that the recent mapping for Mumbai has been done in line with the development prospects. However permissions are denied if a certain area is identified as CRZ1 in the 1996 area.

“Now the buffer zone around the coastal areas has reduced from 500 meters to 100 meters according to coastal zone regulations. It is helpful for constructions in dilapidated buildings and rehabilitation projects,” said Anand Gupta, Senior Member, Builders Association of India.

The builders group also urged that keeping the city’s environment in line, unused real estate properties if lying vacated over years should be removed along with compensation and instead new projects should be accommodated on that land.

Real estate developers like also believe that permissions are not given for areas if it is mentioned in the CRZ-I and CRZ-3 in the 1996 plans.
