Mhada gets 12 redevelopment proposals from 56 colonies
The redevelopment was stalled after developers had issues with clauses of DCR.
Mumbai: The Maharashtra Housing and Area Development Authority (MHADA) has received 12 proposals for redevelopment from 56 colonies across the city which are in a dilapidated condition. These 56 colonies have more than 10,000 buildings. The redevelopment was stalled after developers had issues with clauses of DCR (Development Control Rule) 33(5).
However after the state government amended the clauses in July this year, the developers are coming forward for redevelopment.
According to the previous DCR clause, the developer was expected to provide housing stock to MHADA, while conducting redevelopment of any building which they felt was unfeasible for them. Under the amended laws, plots below 4,000 square metre (sq.m) will get a Floor Space Index (FSI) upto 3 and NOC will be obtained from the housing authority by payment of premium instead of providing housing stock. “As of now we have received 12 proposals from different parts of the city like Ghatkopar, Chembur, Nehru Nagar of Kurla, Andheri, Borivali, Goregaon etc,” said a senior Mhada official. According to reports, for almost eight years, there were no redevelopment proposals until the laws were amended.
“The proposals which are received till now are all below 4,000 sq.m, so the developer can pay premium and obtain NOC from us. Once we receive the proposal, it is forwarded to our division office for further probe. After complete verification it is forwarded to the vice president’s office. The process of sanctioning the proposal takes 45-60 days time,” added the official.
As per the amended laws, if the area exceeds 4,000 sq.m then the developer may get FSI of 4, out which 1 has to be returned to Mhada in the form of housing stock.
