Open spaces for Dharavi redevelopment

The Dharavi redevelopment project was given a Floor Space Index (FSI) of four.

Mumbai: After failed attempts to get a developer for Dharavi, Maharashtra government has decided to use open spaces in the area to first rehabilitate about 3,000 people and then go for redevelopment. This will help the government to ease out the rehabilitation issue for one sector, which can then be taken for redevelopment.

A proposal in this regards has been prepared by Dharavi Redevelopment Authority and it would be soon presented before chief minister Devendra Fadnavis.

The state government has already decided to divide Dharavi into 12 sectors, as developers did not come forward to redevelop the locality after it was divided it into five sectors.

Confirming the development, housing minister Prakash Mehta said the rehabilitation of the residents in one of the sectors is on cards.

“There are open spaces in Dharavi where rehabilitation of about 3,000 people is possible. Then that particular sector can be given for redevelopment. We have decided to divide Dharavi into 12 sectors, which will be easy for development. We have considered various options for the redevelopment and decided to go for this. A formal proposal in this regards would be sent to the CM soon by the housing department,” Mr Mehta said.

The state government on January 30, 2016, had floated global tenders of Rs 22,000 crore for Dharavi redevelopment, which did not find any takers. The government was compelled to give an extension by further opening the bids up to May 5, 2016, which did not yield any takers either.

At present, the 557-acre plot is divided into five sectors for redevelopment. Of these, sectors one to four is with the Dharavi Authority, while the Maharashtra Housing and Area Development Authority (Mhada) has the fifth sector.

The project was given a Floor Space Index (FSI) of four. It would be redeveloped under development control regulation (DCR) 33 (9) (A), which was framed for the redevelopment of Dharavi, and under which every tenement is given an area of 350 square feet.
