40 per cent projects lack RERA registration

Mumbai: Nearly 62 per cent of homebuyers have not complained to Maha-RERA about non-registration of ongoing realty projects in which they have purchased flats, revealed a recent survey conducted by Mumbai Grahak Panchayat (MGP).

The MGP had circulated an online survey and managed to gather details of more than 700 homebuyers. It was revealed that nearly 300 have reported in the survey of non-registration of the project. But out of the 300, nearly 263 homebuyers have not complained about it yet.

The survey was conducted by the MGP in order to ascertain awar-eness regarding the provisions of MahaRERA among homebuyers. Th-e survey entailed aro-und 20 questions also to know if builders had taken more than 10 per cent of the cost from
homebuyers.

According to the survey, almost 61 per cent of homebuyers did not know that the builder would be penalised under MahaRERA, if the sale agreement was not formed after taking in 10 per cent of the flat cost. “Homebuyers are scared to go against builders due to the fear of losing their flat booking. Secondly, buyers are not willing to make payments towards the hearing of the case in RERA court, since the there are chances of the builder moving court to challenge the order, making their efforts futile,” said advocate Ramesh Prab-hu, a housing activist.

“MGP will inform MahaRERA about the names of builders who have not executed the agreements for sale but have accepted more than 10 per cent of the flat cost from homebuyers,” stated the survey report.
